Consider here if you want new housing stock, a strongly family-oriented, culturally diverse community, and you’re OK with continuing development going on around you. Don’t if you are expecting a settled, finished suburb: this is still a young, actively growing estate, and several basic facts about it, including its current population and median price, simply aren’t cleanly available yet.

It suits young families in their child-raising years, particularly those who value a strong Indian and South Asian community presence and don’t need to be within walking distance of a station bearing their own suburb’s name. It’s a weaker fit for anyone wanting an established, mature suburb with a long settlement history, or buyers who need certainty on pricing before making a decision.
Weighed against Wyndham Vale, the suburb Manor Lakes was carved from and still shares a boundary and a train station with, the honest distinction is administrative rather than lifestyle-based: the two areas function as one community day to day, split by a 2016 gazettal rather than any meaningful difference in character. Werribee, the established regional centre to the south, offers more history and infrastructure maturity at what is likely a different price point. Manor Lakes has almost no history independent of the paperwork that created it. The land was legally part of Wyndham Vale until 17 March 2016, when it was gazetted as a separate locality under Victoria Government Gazette No. G011, a primary-source document that settles the timeline precisely.
The gazettal came nine months after Wyndham Vale railway station opened in June 2015, meaning the station that now serves as Manor Lakes’ de facto local station was built, opened and named before Manor Lakes existed as a distinct place at all. The public naming announcement followed about five weeks after the gazettal, reported in the Herald Sun on 20 April 2016, suggesting the boundary was drawn first and the name confirmed to the public shortly after.
The Manor Lakes Growth Story
Manor Lakes recorded a population of 12,675 at the 2021 Census, its only clean Census snapshot since it didn’t exist as a separate, gazetted locality until March 2016. There’s no honest way to state a 2016 baseline for Manor Lakes specifically, since any figure quoted for that year would have been counted as part of Wyndham Vale at the time. No verified population estimate exists beyond 2021 either, despite this being an area still actively growing. The wider City of Wyndham LGA grew from 217,122 to 292,011 between the 2016 and 2021 Censuses, a 34.5% increase, giving a sense of the growth pressure across the broader area even though a suburb-specific figure for Manor Lakes isn’t available.
Getting Around: Transport & Distances
Wyndham Vale railway station, which functions as Manor Lakes’ nearest and effectively local station, was opened on 14 June 2015 as part of the Regional Rail Link project, and it’s a V/Line regional station, not a Metro station, served by Geelong line trains and selected Warrnambool line services, with roughly 600 car parking spaces. It is not currently electrified. The Western Rail Plan, announced in 2018, slated Wyndham Vale and Melton for electrification as a later stage, with planning work beginning around mid-2021 and an original target of completion by mid-2023, a timeline that has clearly slipped: by 2023, the state government had stepped back from firm commitments, describing the plan as “a work in progress” and floating the idea of running Metro-style trains on shared regional tracks rather than delivering full electrification. Any specific completion year circulating for this project should be treated as provisional rather than delivered infrastructure.
People in Manor Lakes have easy access to the station; it’s almost a straight run to the car park and about a 200 m walk from that to the station proper. By car it’s a few minutes, walk about 15 minutes and by the 191 bus its about 15-20 minutes to the station. By train, its about 60 minutes into Melbourne CBD. To Geelong, the train takes around 23 minutes.
Four CDC Melbourne bus routes service the area, 166, 190, 191 and 192, connecting the station and the regional area.
Ballan Road, McGrath Road and Bolton Road are the main arterials serving the area, with new road bridges built at Manor Lakes Boulevard, Greens Road and Black Forest Road as part of the original Regional Rail Link works.

Year on year, the rate is essentially flat, down 0.05%, consistent with a similar flat pattern found in prior research on this LGA. But it’s worth being honest about the longer trend too: the rate is up 36% over the past five years against the 2021 baseline, so “flat” describes the most recent year, not the broader trajectory. Property and deception offences remain the largest category, actually down slightly year on year, while offences against the person rose. Motor vehicle theft ran at roughly five incidents a day to March 2026.
Schools and Childcare
Manor Lakes P-12 College is the suburb’s anchor government school, covering the full span from Prep to Year 12. Also within Manor Lakes are Iramoo Primary School, Riverbend Primary School and Ngarri Primary School. A cluster of other schools, including Wyndham Central College, Wyndham Christian College, Wyndham Vale Primary School and Wyndham Vale South Primary School, serve the area but sit just across the boundary in Wyndham Vale, another instance of the two suburbs functioning as one community for everyday purposes.
Childcare supply couldn’t be independently verified, which is a genuinely important gap given how young this suburb’s population skews: 10.7% of residents are aged 0-4 and 10.8% are aged 5-9, both far above the Victorian averages of roughly 5.8% and 6.2%, meaning demand for childcare and kindergarten places here is almost certainly significant even though we can’t confirm whether supply is keeping pace.
Get Outside: Parks, Attractions & Fitness
Manor Lake Reserve offers a large wetland reserve and trails that follow the creek west, and another trail that leads north from the second part of the wetlands. That trail runs for just over 1 km, all the way to Pierbrook Park Playground, and it also joins Manor Lakes Reserve, which features two ovals, and also Eureka Drive Playground and Park.
Lollipop Hill Park at the northern end of the suburb features a playground, basketball court, and plenty of kickabout space.
One could rightly expect the parks and green spaces to develop further, as is normal with developing communities.
Shopping and Dining
Manor Lakes Central Shopping Centre offers K Mart and Coles as the anchor tenants along with several specialty stores and fast food outlets. It serves most local day to day needs easily. A short way to the south, Wyndham Vale Square offers a Woolworths and ALDI.
What’s not found there can be found at Pacific Werribee, about 20 mins by car and 30 mins by bus. It offers a much larger selection of retailers and a cinema.
What It’s Actually Like to Live Here
Life is changing here, from a noisy dustbowl to a community, and that community is just starting to get its feet. Nearly everyone here is new to the area, and in time, the sporting clubs will grow bigger, likewise community groups and so on. On the transport front, even though the train is convenient and there are local buses, most families are still car dependent. That leads to one of the area’s small bugbears, which is peak-hour congestion on Ballan Road and surrounding arterial roads.
Manor Lakes’ 2021 Census profile paints a picture of a young, culturally diverse, strongly family-oriented community. The median age is 31, well below the Victorian median of 38, and the age structure is sharply bimodal toward young families: 10.7% of residents are aged 0-4 and 10.8% are aged 5-9, against Victorian averages around 5.8% and 6.2%, alongside a substantial bulge of residents in their 30s.
Only 46.0% of residents were born in Australia, against a state figure of 65.0%, with India the dominant overseas birthplace at 26.0% of the population, a striking concentration against Victoria’s 4.0% average.
